Project Overview

Highadmit Projects delivered the full mechanical & electrical building services for Ty Darran, a purpose-designed later-living development in Risca, Caerphilly, providing 45 high-quality apartments for residents aged 60 and over.

Completed in February 2025, the 3,734m² development was delivered for Caerphilly Homes in partnership with Willmott Dixon, creating a modern, accessible & energy-efficient residential environment designed to support independent living, wellbeing & community.

The development comprises 45 one-bedroom apartments alongside a range of communal facilities & landscaped external spaces. Accessibility, comfort, safety & ease of use were key considerations throughout the design, with the development providing residents with the independence of their own home alongside opportunities to socialise & engage with the wider community.

Highadmit Projects was responsible for the complete mechanical & electrical services installation across the development. Our scope included air source heat pumps (ASHPs), mechanical ventilation with heat recovery (MVHR), heating, domestic hot water (DHW), fire alarm, lighting, small power, data, photovoltaic (PV) generation & access control systems, together with the associated infrastructure & controls.

The building services strategy was developed to provide a comfortable & efficient environment for residents while supporting the project’s wider energy performance objectives. ASHP technology, MVHR systems & photovoltaic generation were incorporated to reduce energy consumption & improve the overall efficiency of the development.

The project required detailed coordination across 45 individual apartments, communal areas & associated external spaces, with multiple mechanical & electrical systems being integrated within a relatively compact residential development. Highadmit worked closely with Willmott Dixon, the design team & specialist supply chain to coordinate the services throughout the building & ensure the systems were efficiently installed & fully integrated.

Particular consideration was given to the requirements of a later-living environment, with fire alarm, access control, lighting, heating, ventilation & hot water systems designed & installed to provide a safe, comfortable & accessible environment for residents.

The completed development demonstrates Highadmit Projects’ capability in delivering complex residential MEP installations, combining energy-efficient technologies with the specialist building services required to support modern later-living accommodation.

Ty Darran provides Caerphilly with a high-quality, purpose-designed later-living development, supporting residents to remain within their local community while benefiting from modern accommodation, shared facilities & an energy-efficient building services infrastructure.
